Plans in the works for mixed-use project on Charles Street

Fredericksburg-based home builder Simply Home is working on plans for a mixed-use project at 316-318 Charles Street that the company expects will be available in 2021.

The company plans to transform the existing structure on the lot near Fredericksburg’s train station into a building with 4,000 square feet of first-level commercial space and four second-level condo flats that will be about 900 square feet each. The commercial space could be divided into 1-4 units, though Simply Home expects it will most likely be two units of 2,000 square feet each.

The forthcoming project continues the recent momentum near Fredericksburg’s train station. Other projects that are now under way include The Lofts at Frederick Street, the Riverplace townhouses, and the renovation of the Janney-Marshall building. There have also been new single-family homes built of late along Charles Street.
