ILM Corp. moves to Cowan Crossing

ILM Corporation recently moved into this new office building in Cowan Crossing.

Fredericksburg-based ILM Corporation moved Friday into its new 10,000-square-foot office in the nearly completed Cowan Crossing mixed-use development.

ILM, a data-management company with numerous federal government clients, is now located at 1551 Jefferson Davis Highway. Fredericksburg-based DLR Contracting Inc. constructed the 15,000-square-foot building for a limited liability company affiliated with ILM. DLR’s Chris Golden served as project manager for the office building, which was designed by Thomas A. Gannaway III of Architectural Resources Inc.

About 5,000 square feet of space is still available on the first floor of the building; leasing brokers Heather Hagerman and Donny Self of Coldwell Banker Commercial Elite are focusing on medical office users for the remaining space.

ILM moved to its new digs from 600 Lafayette Blvd., which it previously renovated from a service station into a modern office space. ILM President Jason Cohen said his company had outgrown the space and is happy to be in the new building. Defense contractor Tate Inc. recently leased about two-thirds of the Lafayette Boulevard building; Self and Hagerman are seeking to fill the remaining space.

The completion of the office building at Cowan Crossing means the Silver Cos. development at the corner of U.S. 1 and Cowan Boulevard is now almost finished. In addition to the office, the development now includes a CVS, First Citizens Bank, Freddy’s Frozen Custard & Steakburgers, Starbucks, Vocelli Pizza, Jersey Mike’s Subs and Chipotle.

Silver Cos. is working on plans for another commercial development across U.S. 1 from Cowan Crossing, and a residential project is also under way behind Cowan Crossing.
